Early this year, the Philippine Regulatory Commission (PRC) launched their Licensure Examination and Registration Information System (LERIS), their attempt to fast-rack processing and renewal of professional licenses. With its new website, real estate professionals who have yet to get or renew their licenses can now do much of the work online, among other things.
This is not the only initiative PRC has done for Filipino licensed professionals. The regulator also partnered with SM Malls has allowed real estate professionals to renew their licenses at the nearest SM Business Center.
But how do you apply for or renew your PRC license online?

Initial Registration
Step 1: Register at www.prc-online.com as a new user with your personal information.
Step 2: Confirm your account via your email.
Step 3: Before making any requests, make sure that you complete your Personal Data sheet. Your profile photo should fulfill the following:
- Photo should be in size 2×2 with a white background
- Photo should be recently taken (6 months before processing request)
- Wear a collared suit (with tie for men)
- Your hair should be well-groomed and should not be covering your face and your ears
- Your photo should have a name tag
- Photos with obvious editing will not be accepted.
You need to secure and upload your current Community Tax Certificate (cedula).
Step 4: Click Select Transaction
Step 5: Choose Initial Registration. Provide your Application No. from NOA (Notice of Admission). The NOA is issued for Pros prior to their examination date.
Step 6: Secure and Print your Reference Number for Fees Payment.
Once your request has been assessed, pay your fees at the nearest bills center:
- Baccalaureate – Php 600
- Non-Baccalaureate – Php 450
Step 7: Bring Reference Number, Official Receipt and the following requirements at PRC Central Office:
- Two (2) copies of size 2×2 passport photo with nametag on white background
- Valid proof of identification (government and/or company IDs)
In case you are located abroad and require assistance from a representative to claim your ID:
- Take the professional’s oath before the Philippine Consul.
- Secure a Special Power of Attorney notarized by the Consul for your representative.
- Print a copy of your passport page showing personal data.
- Print a copy of passport page showing date of entry abroad.
- When claiming the ID, secure first proof of payment (Official Receipt)
Step 8: Go to 3rd Floor, Annex Building and:
- Print, fill out, and accomplish Oath Form or Panunumpa ng Propesyonal
- Notify online request
*If passport photo online has not been approved, have your photo taken at the 3rd floor.
Print, fill out, and accomplish Renewal Form
Step 9: Go to Window 8, Ground Floor of the main building (Registration booth) and submit all requirements and proofs of processing, receipt.
Renewal
Step 1: Follow Steps 1 to 4 in Initial Registration.
Step 2: Choose Renewal. Then choose your Profession and provide your PRC License Number.
Step 3: Secure and Print your Reference Number for Fees Payment.
Once your request has been assessed, pay your fees at the nearest bills center:
- Baccalaureate – Php 600
- Non-Baccalaureate – Php 450
Step 4: Follow Steps 7-9 in Initial registration.
NOTE:
In case you are located abroad and require assistance from a representative to claim your ID, process the following first before sending your requirements to your representative:
- Take the professional’s oath before the Philippine Consul at a consulate office near you.
- Secure a Special Power of Attorney notarized by the Consul for your representative.
- Print a copy of your passport page showing personal data.
- Print a copy of passport page showing date of entry abroad.
