The real estate game has changed and so has Cathleen Manipon.
An in-house agent of Avida Land Corp. since 2014, Manipon was used to relying mainly on flyering to get leads. She would man booths day and night, and distribute flyers to random passersby, hoping that even just a few them would inquire for the property she’s selling. Despite all those efforts, Manipon would come home with only a handful of leads. And most of the time, those leads weren’t workable at all.
She also tried uploading listings on various online property portals to generate more leads. But it was a passive effort in a sense that if no one happened to inquire, she had nothing to work on. Competition was indeed tough.
But now, already on her second year in the real estate business, Manipon has realized that she has been wasting most of her time and effort on flyering and putting up listings — time and effort that she could have instead spent on closing deals.
Iba ‘yung nakakausap mo ‘yung leads na sila mismo ‘yung interesado, kesa ‘yung ikaw ‘yung magha-hand ng flyers na hindi naman din nila tatanggapin. Tanggapin man nila, hindi naman nila titingnan, gagawin lang nilang pamaypay.
Interested leads — that’s what Manipon says she has found and gotten in ZipMatch. And these leads, she said, are what changed her real estate game.

October 2016, that’s when Manipon decided to partner with ZipMatch and subscribe to be the Exclusive Professional for the Hillcrest Estates Nuvali in Santa Rosa City, Laguna. Being branded as the exclusive and expert seller of that project means only she — and no one else — receives all client inquiries for that property.
“The way I receive the leads, mas mabilis and madali for me. Kasi basically, parang ganito lang ‘yun, nakaupo lang ako sa bahay. Tapos dumadating yung leads through ZipMatch, tinatawagan ko — versus ‘yung magta-tao ako sa booth, magfa-flyering ako,” she shared.
To man a booth from morning until closing is very tiring. ‘Yung lalabas ka pa ng bahay para pumunta sa assigned booth mo, nakakapagod, at siyempre time consuming. Tapos ‘yung gastos mo: you have to eat, your gasoline pa, may expenses ka na mag-iincur — versus ‘yung nasa bahay ka lang, may Internet ka lang tapos you get the leads.
“I can say that finding that potential lead with the help from ZipMatch is much more convenient and efficient than looking for a potential lead the conventional way,” she added.
Aside from the convenience it offers, what makes it even better is that the leads she receives are what she calls “interested” ones. These potential clients, she stressed, were the ones who inquired for her project in the first place.
“Mas madami pa akong nakakausap kasi ‘yung leads na dumadating sa akin, sila yung lumapit, interesado sila. Pag sa booth ka kasi, ikaw pa ang mag-iintroduce ng project mo,” Manipon said.No bogus leads
In only a span of two months, Manipon has already received over 200 online leads from ZipMatch, and Manipon said about 70% of these do respond to her calls. She added: “Medyo matagal na rin akong agent. Sa lahat talaga ng makakausap mo, kunyari sa 10, parang 2 lang ang may positive na response dun. In-expect ko naman yun.”
So the more leads she receives, the higher her chances are in closing deals. And more leads are what she gets from being an Exclusive Professional.

Closing a P4.4-M sale in less than 2 months
That statement of Manipon has proven to be true.
She remains to be as hard-working and determined as before: she still does flyering; she also maintains a blog. But the P4.493-million house and lot that she was able to sell recently? That deal was closed through ZipMatch.
“Mabilis nag-respond ‘yung client; dalawang beses ko lang siyang tinawagan. Nakapag-set agad ako ng appointment, ayun, pumunta naman,” she said. “So mabilis ‘yung pag-progress niya into closing. Mabilis.”
